The annual pilgrimage to the RMBS market by originators Banca Popolare di Intra & Veneto Banca,
as this will be their 7th issue in the last 7 years. The earlier deals were a combined residential/
commercial mortgage portfolio, but latter deals have been soley based on residential mortgage loans.

Criteria of the eligible assets include: all the mortgage loans are denominated in Euro; all are govern-
ed by Italian law; all of the loans are guaranteed by first economic mortgage priority in favour of the
originators; at least one instalment have been paid per loan as at the valuation date; all of the borrow-
ers were resident in Italy as at the date of the allocation; all loans have been totally disbursed.

The portfolio consists of 6,046 mortgage loans advanced to 6,000 borrowers. The current average
balance is Eur100,709 and the largest loan in the pool is Eur936,024 (0.15% of principal balance).
The top 10 borrowers account for 1.33% , and the top 10 for 4.81%. Overall, there are only 27 loans
of greater than Eur500,000 in the portfolio. Interest rate type (by current principal balance): fixed rate
52.85%, floating 46.89%

The WA current LTV is 52.85% (the max current LTV is 79.86%) and WA seasoning 22.83mnths.
Geographic concentration (by principal balance): Northern Italy 83.17% (largest sub-area: Veneto
45.17%, Piemonte 20.40%, and Lombardia 14.49%).
