This will be the first transaction of Deutsche Bank’s Eurohome programme from outside the UK, with
the deal securitising Italian loans originated by Deutsche Bank Mutui and German loans originated by
Deutsche Bank AG. The German loans together with the respective collateral will be sold directly
from Deutsche Bank AG to the Issuer. The Italian loans and the respective collateral will be sold to
Sofia Mortgages Srl, an Italian SPV. Sofia Mortgages Srl will issue notes that will be purchased by
the Issuer.

The portfolio will consist of 1997 residential mortgage loan parts secured by first-ranking mortgages
on properties in Italy and Germany. However, there is a distinct lack of historical performance data
because Deutsche Bank has only recently started offering this kind of loan products via brokers in
Italy and Germany.

The outstanding notional of the Italian portfolio as end of April 2007 is Eur177.12mln which accounts
for 70% of the total portfolio (1,278 loans). The avearage loan size is Eur138,592 and 43.2% are at
variable rates, 53.4% are modular (switchable fixed/floater), and 3.4% are fixed. A large proportion
of loans have been granted to self-employed individuals (31.3%). At the closing, 0.35% of the pool
had been in arrears for 30days. The current WA LTV of the Italian pool is 73.3%, and seasoning is
3mnths.

The German pool (719 loans, 30% of total) comprises of 29.6% non-fully disbursed loans, some of
these being construction loans. The average sixe is Eur132,772 are all have been granted at fixed
rates of interest. At close, 2.25% of the German pool had been in arrears for at least 30days. The
WA adjusted LTV for the German portion of the pool is 102.3% and average seasoning is 3mnths.
