Siena Mortgages 09-6 S.r.l (Series 1)

The seventh securitisation in the series from originator Banca Monte dei Paschi, the last transaction
(Siena Mortgages 07-5 S.r.l – Series 2) having closed in April 2008. As with previous transactions,
the principal source of payment of interest and principal on the notes will be the collections and
recoveries in respect of monetary claims and connected rights arising out of residential mortgage
loan agreements entered into by Monte dei Paschi and certain debtors.

Eligibility criteria for inclusion in the portfolio (include): all loans are governed by Italian law; all loans
are secured by a first-ranking mortgage; loan instalments are due monthly, quarterly, or semi-annually;
all loans were granted to individuals resident in Italy; at least one instalment has been paid on the loan;
no loans are to past or current Monte dei Paschi employees; no loan to be higher than Eur2mln.

The portfolio consists of 45,781 mortgage loans (26,571 via BMPS Group and 19,210 via Banca
Antonveneta) with a current average balance of Eur96,906 (original average Eur109,152). There are
currently 573 loans with an outstanding balance of over Eur300,000 representing 5.90% of the out-
standing principal. Fixed rate loans account for 50.97% of the pool, variable rate loans for 45.41%,
and modular for 3.62%. The vast majority (90.21%) of the loans are serviced monthly.

The WA current LTV is 58.33% (original LTV 63.49%) and WA seasoning is 27.11mnths. Regional
concentration (by current balances): Lombardia 28.43%, Emilia-Romagna 12.66%, Lazio 12.40%,
and Puglie 9.85%.
